HOW TO BOOK YOUR HOLIDAY
When you are ready to make a booking please call us during office hours on 01525-309644 and availability will be confirmed to you. Any holiday booked more than 10 weeks prior to departure will require a deposit, as stipulated, and the remaining balance is payable 10 weeks prior to departure.
Any holiday booked less than 10 weeks prior to departure must be paid in full at the time of booking.
This is applicable to bookings more than 10 weeks before departure. The deposit for the rental of the villa is 25% of the total rental. This deposit is non-refundable. The easiest method of payment is by bank transfer via online banking and we will give you the details of our secured bank account. We also accept all major credit and debit cards.
A confirmation receipt will be issued to you when the deposit has been cleared. Please note that the balance must be paid 10 weeks prior to your departure, should the balance not be received the booking will be deemed as cancelled.
This is required for bookings less than 10 weeks before departure. Full payments are for the total villa rental. Prompt payment would be appreciated, we will then forward full confirmation details and final details for your holiday arrangements approx 14 days before you travel.
PASSPORTS AND VISAS
At present no visas are required for people holding British passports.
If you hold any other passport (including British commonwealth) please ask for advice or contact your appropriate embassy. It is the responsibility of the guest to ensure that their documentation is in order.
In some countries the local tourism authorities require Villa Owners to report the names, addresses and passport details of guests staying at their accommodation and we often assist in this process by obtaining this information in advance.
The E.C. law dictates that no one should travel without adequate travel insurance. Please ensure that all party members are covered, on no occasion should you ever travel abroad without comprehensive travel insurance.
All of our villas have been carefully selected and are described as accurately as possible on our website. The villas reflect the individual owners personal tastes in furnishing, decoration and location. All properties are fully equipped for self-catering purposes and have refrigerators and cooking facilities, for full descriptions please see individual villa information, should you have any questions or queries please ask. The Villa Owners and their Resort agents are responsible for upkeep, general maintenance and maid service.
Linen and towels are supplied, with the exception of beach towels. Gas, water, electricity, are inclusive in the villa price (unless instructed otherwise). A private swimming pool, terrace furniture and BBQ is provided in most of our properties to enhance the enjoyment of your holiday.
Most of our properties will be able to supply any extra bed requirements, please ask for details.
All of our villas have television. Satellite TV where advertised does not include access to any subscription channels, decoder cards are not available in Portugal. No guarantee is applicable to any specific channel receivable or the function of any card brought from the UK in any decoder unit. Portuguese TV show English/American programmes/films in English with Portuguese subtitles. Please note: Decoder boxes will usually be analogue or older systems that do not receive all the available channels. We cannot guarantee access to any channel.
This information will be sent to you approximately 2 weeks prior to departure along with your driving directions, a map and details of in-resort representation/management.
Prior to your departure we will send you the local Villa Manager / Agent's name, address, telephone number and emergency telephone number where applicable. They are responsible for the day to day running of the villa and any related problems that may arise with the property and will be your first point of contact.
With reference to breakages and damages, all owners require a deposit to be paid before arrival which varies from property to property. This needs to be pre-paid prior to your arrival and will be refunded within 2 weeks (subject to satisfactory report from villa manager). Sometimes we can take a pre-authorised credit card from you, which will be debited with any breakages that occur.
Therefore should any damages or breakages occur at the villa you must inform the villa manager or agent immediately. They will advise replacement value and this should be settled with them without delay, we accept no responsibility or liability for damages caused by the travelling party.
Your liability for the property extends beyond the Damage Deposit taken for your accommodation and you should ensure you have adequate insurance cover.
Same sex bookings, younger travelling parties and all luxury properties will require a higher deposit amount (details on request).
*Please note, depending on the booking circumstances, an administration charge may be applicable to the receiving/refunding of damage deposits.
The maid will visit your villa at least once per week (where applicable) and they are responsible for general cleaning, linen change once per week and towels twice per week (or two sets of towels left), please note that they do not work on Sundays, national or local holidays. The maid will not wash-up dishes or clean the barbeque, so please ensure this is cleaned before your departure. In some of our properties the maid/caretaker may live in private quarters within the grounds of the villa. The maids are well aware of our clients privacy and respect our wishes in keeping at a discreet distance. Properties include Villa Orquidea, Villa Amor. Please ask if you require further details.
With regard to laundry service, most of our villas have washing machines which are for the guests' use, however the maid may use it to do the villa laundry.
CHECK -IN / CHECK OUT
Please note that you are kindly requested to vacate your accommodation at 10.00 a.m. on your day of departure so that maids may prepare for the arrival of incoming guests. Your accommodation will usually be ready upon your arrival from 4 p.m.
WATER / ELECTRICITY SUPPLIES
Electricity is 220AC with a 2-pin plug. Please be aware that some facilities in Portugal are not as advanced as our own services in the UK. In some areas electricity and water supplies may occasionally be erratic, especially in the height of the summer season. Unfortunately we are not responsible for any possible shortages as we do not operate these services. You may find that the electricity in the villas will occasionally "trip" if too many electrical appliances are used at once, which can be easily remedied. Please locate the trip switch when you arrive.
If your property is equipped with internet or WiFi, this will only be for web browsing and checking emails. We cannot guarantee the reliability of the service, or the strength of the signal.
At the time of print all descriptions are given by us in good faith and care is taken to ensure utmost accuracy. Should any known changes arise in any of the villa descriptions or facilities we will endeavour to inform you. You should note that on few occasions certain facilities may require maintenance and may be temporarily withdrawn from use, however, should any problems arise our villa manager will react with speed to rectify any problems.
We have taken care to describe the properties in full and regard our descriptions as accurate at the time of compilation. However, it is possible that an advertised facility may be withdrawn or changed for reasons outside our control. If we are advised of any problems such as water shortages, power cuts, lack of maintenance, building works we will endeavour to notify you prior to departure, but we cannot accept any responsibility for any inconvenience caused.
We reserve the right to alter the prices (or offers) of any of the accommodation shown on our website at any time. Due to currency fluctuations the price may change on our website or other websites advertising our properties.

Resort photographs published on our website are provided by the resort accommodations or owner. They are usually up to date and give a general impression of the property or resort. Please note that we do not take any responsibility for any views appearing in the photographs or other items e.g. furniture etc. which may have been removed or changed.
Should you wish to rent a cot or high chair a charge is usually applicable (this varies so please ask for details). Please reserve these items when making your accommodation booking.
HEALTH & SAFETY
Special attention should be paid to your safety whilst on holiday, with particular regard to the swimming pool and children. NEVER leave children unattended. If you require further information please contact the office before departure.
In the same way that you would in your own homes, we would suggest that you always lock windows, shutters and doors and set any alarm (where installed), when you are not in the property. The majority of our properties have safety deposit boxes for use, details on request. In the event of theft, report this to the local GNR (police) and ensure you obtain a police report covering the incident or loss, in order to make a claim on your holiday insurance. Please note we do not offer compensation resulting from activities of theft or accept any responsibility for such matters.
We do not claim that any villa is totally child-friendly or safe, therefore, care should always taken by the parents and family, especially around the pool area where children should be supervised at all times. Some villas are better suited than others for the less mobile or for families with young children, so we advise you to enquire about the suitability of the property before you book. Despite our efforts and advice given, it is ultimately your responsibility for the care and safety of the members of your group.
Please be very careful with Glass. Windows, especially full length glass patio doors and also glass tables and coffee tables. The glass may not be toughened and occasionally, in a strange environment, accidents occur more easily than they can do so at home.
Terrace walls are 90cms to 1 metre high, whilst others may be less. There may also be roof terraces with low walls, where, in most cases, we ensure these are gated or blocked off. However, depending on the layout and design of the property this may not always be possible.
Many single story villas have several steps inside them and gardens may have some drops or slopes. Several villas feature staircases that can be steep and occasionally have low head heights.
The ground surface inside and outside of your holiday accommodation may be wet due to the maid cleaning them on arrival, departure and any other day, when the maid service is carried out. Be aware of the ground condition at all times and take the necessary steps to ensure your safety and especially that of children and the elderly. At other times, ground areas open to the elements or subject to dousing in water from the swimming pool, may be wet and caution is required at all times. We recommend the use of rubber based shoes around the pool.
In the event of a fire, you should immediately vacate the holiday accommodation ensuring all members of your party have been evacuated and are safe. After accounting for the members of your party, call the emergency services and your Villa Manager.
